Garbage and Refuse Disposal, garbage cans shall be located so as to be screened or concealed from view of neighboring Lots, the Common Property and the street on which the Lot fronts. Only on the day of-garbage, pickup may the containers be left in the open. In no event may garbage containers be left out for more than forty-eight (48) hours prior to the scheduled pick up, All construction debris, rubbish, trash, and garbage shall be regularly removed and shall not be allowed to accumulate.

Sidewalks, Driveways and Parking Pads. Driveways must be kept in good condition. Any large, noticeable cracks or holes must be repaired promptly, In addition, all large, noticeable oil spills, or stains must be cleaned promptly.

Lawn and Yard Care. Yard Care, All yards shall be maintained in a neat and orderly condition, which shall include removal of leaves, broken limbs, dead trees and other debris as necessary. All front yards must have sodded grass. All lawns must be regularly cut general grass height may not exceed seven (7) inches and maintained ( no noticeable weed problem).

No Unit Owner or Occupant may use or allow the use of the Lot or the Common. Areas in any manner which creates noises between the hours of 1l:00 p.m. and 7:30 a.m. which can be beard by persons in another Lot that will, in the Boards sole discretion, unreasonably interfere with the rights, comfort or convenience of any other Owner, members of his or her family, guests, invitees, or Occupants of his or her Lot.

Firearms and Fireworks. The display or discharge of firearms or fireworks on the Common Property is prohibited; provided, however, that the display of lawful firearms on the Common Property is permitted for t h e limited purpose of transporting the firearms across the Common Property to or from the Owners Lot. The term “firearms” includes & B-B” guns, pellet guns, and other firearms of all types, regardless of size.

Storage Buildings or Sheds. No storage buildings or sheds shall be permitted without the prior written consent of the Board. Applications shall be submitted in accordance with Article X of this Declaration. The Board may require that all or part of the storage building be painted and may require particular materials, locations and sizes, in order to preserve architectural harmony within the Community. All existing storage buildings, sheds, and fences at the time of these By-Laws going into effect shall be permitted without the prior written consent of the Board.

Basketball hoops and goals shall not be attached to the exterior portion of any house, garage or other building structure constructed on a Lot or placed on any other portion of the Lot except as provided below. Notwithstanding the above, free standing basketball poles, goals and backboards may be erected immediately adjacent to the driveway on a Lot provided that they are set back at least twenty-five (25) feet from the front of the Lot, are located on the neighbors side of the Lot. The poles are metal and painted black or such other color as is approved by the Board: as appropriate and the goal and backboard are kept in good condition (nets may not be torn or missing) and the basketball equipment must be manufactured and not home-made. Portable basketballs shall be permitted, so long as they ate stored in the garage when not in use.

Pet owners shall not allow pets to roam unattended. Dogs shall at all times whenever they are outside be on a leash of reasonable length (as determined by the Board) held by a responsible person or confined within a physically fenced-in yard or otherwise confined in a manner acceptable to the Board The fenced-in area must remain closed and locked at all times.
